Nevada Eviction Notice for Unpaid Rent

What Nevada says a landlord must do before filing for eviction over unpaid rent, taken from official sources, with a free notice generator.

Quick answer

Nevada: 7 judicial days to pay or surrender. Enrolled 2025 AB 283 requires the tenant to pay or surrender by close of business on the seventh judicial day after service.

What Nevada law says

  • AB 283 section 2: deadline is the later of the seventh judicial day after service or the day after any federal notice period ends.
  • The notice must require payment or surrender and say the landlord may apply by affidavit for summary eviction if the tenant does not comply.
  • Service follows NRS 40.280: personal delivery; leaving with a suitable person plus mailing; or posting, delivery to a resident and mailing.
  • AB 283 repeals NRS 40.253, the older procedure.

Steps for a landlord

  • Confirm which procedure applies on your date, as AB 283 replaced NRS 40.253.
  • Write a notice with the payment or surrender deadline.
  • Serve it by an NRS 40.280 method.
  • Keep proof of service.

What to put in the notice

  • The names of the tenants and the address of the rental
  • The amount of rent owed and the rental period it covers
  • The number of days the tenant has to pay or move out, and the date that period ends
  • The date, how the notice was delivered, and who delivered it
  • Your name and contact details, with your signature

Things to watch

  • The older 2006 court guide we read says five judicial days, so it is outdated for this. Check the current rule and effective date with an attorney.
  • Judicial days exclude the service date, weekends and legal holidays per the 2006 court guide.
  • Cities and counties can add their own rules, including rent control and extra notice requirements. Check your local rules too.

About this page

We checked this page against the official sources listed below in November 2026. Where an official page did not say something, we say so. Laws change and courts read them differently, so confirm the current rule with the statute, the court or a local attorney before you act. This is general information, not legal advice.
