Alaska Eviction Notice for Unpaid Rent
What Alaska says a landlord must do before filing for eviction over unpaid rent, taken from official sources, with a free notice generator.
Quick answer
Alaska: 7 days to pay or move out. The landlord gives a written notice to quit that sets a payment deadline at least 7 days after the notice is given. If the tenant pays all rent owed by then, the tenant stays.
What Alaska law says
- Form CIV-725 cites AS 09.45.090(a)(1) and AS 34.03.220(b); the deadline must be at least 7 days after the landlord gives the notice.
- The notice must state the rent owed (not late fees or interest), a pay-or-move choice, and that the landlord may start a court case.
- Delivery: personal delivery, door posting if no one answers and tenant seems absent, or registered or certified mail.
- The Law Department guide says mailed notice adds 3 days (AS 09.45.090(c)) and partial payment accepted restarts the process unless a written extension is signed (AS 34.03.240).
Steps for a landlord
- Calculate only unpaid rent, leaving out late fees and interest.
- Complete form CIV-725 with a deadline at least 7 days out.
- Deliver in person, tape to door, or use certified mail and add 3 days.
- Complete the Landlord's Record of Service and keep the original.
What to put in the notice
- The names of the tenants and the address of the rental
- The amount of rent owed and the rental period it covers
- The number of days the tenant has to pay or move out, and the date that period ends
- The date, how the notice was delivered, and who delivered it
- Your name and contact details, with your signature
Things to watch
- The guide notes some federally subsidized or backed properties may require 30 days notice.
- A tenant cannot be evicted for unpaid late fees alone. Check an attorney.
- Cities and counties can add their own rules, including rent control and extra notice requirements. Check your local rules too.

Laws change and courts read them differently, so confirm the current rule with the statute, the court or a local attorney before you act. This is general information, not legal advice.
