Connecticut Eviction Notice for Unpaid Rent
What Connecticut says a landlord must do before filing for eviction over unpaid rent, taken from official sources, with a free notice generator.
Quick answer
Connecticut: Notice to quit, at least 3 days. A landlord starts eviction by serving a notice to quit. An older state research report says the tenant must get at least three full days, and that paying during the grace period prevents eviction for nonpayment.
What Connecticut law says
- A 2011 Connecticut General Assembly research report says the notice to quit must be served at least three days before the termination date and gives the tenant 'at least three full days to move out' (CGS 47a-23).
- The same report says that if the tenant pays rent during the grace period, the tenant 'cannot be evicted for nonpayment'.
- A state Department of Public Health tenant guide says the notice to quit must state the date the tenant must leave and the reason, and be served by a state marshal or an indifferent person.
- The same guide says that for yearly or month-to-month leases the landlord may begin eviction if rent is unpaid by midnight of the ninth day after it is due (four days for week-to-week).
Steps for a landlord
- Wait until the grace period has ended before serving a notice to quit.
- State the move-out date and the reason for eviction in the notice.
- Have a state marshal or other indifferent person serve the notice.
- Check the current text of CGS 47a-23 before relying on the day count.
What to put in the notice
- The names of the tenants and the address of the rental
- The amount of rent owed and the rental period it covers
- The number of days the tenant has to pay or move out, and the date that period ends
- The date, how the notice was delivered, and who delivered it
- Your name and contact details, with your signature
Things to watch
- The 2011 report is old, and the court and statute pages that would confirm the current day count could not be read by our tool, so check the statute or a local attorney.
- The pages we read do not give a required form or full contents list for the notice to quit.
- Cities and counties can add their own rules, including rent control and extra notice requirements. Check your local rules too.
About this page
We checked this page against the official sources listed below in November 2026. Where an official page did not say something, we say so. Laws change and courts read them differently, so confirm the current rule with the statute, the court or a local attorney before you act. This is general information, not legal advice.
