What is the Roommate Agreement Generator?
A roommate agreement sets out who pays what and how the home is shared. It sits beside the lease, which only binds the roommates to the landlord, and covers rent shares, bills, guests, chores and what happens when someone leaves.

Tips for better results
Agree on how to split the rent in advance. Equal shares are not always fair when the rooms differ in size.
Decide what happens to a departing roommate's share and deposit before there is a disagreement.

Frequently asked questions
Does a roommate agreement replace the lease?
No. The lease is with the landlord. A roommate agreement only governs the relationship between the roommates and does not change the landlord's rights.
Who is responsible if a roommate stops paying?
If all roommates signed the lease, each can be held responsible for the whole rent. The agreement helps you recover your share from the roommate who did not pay.
What details do I need to fill in for the roommate agreement?
The form asks for Roommates (one per line), Property Address, Start Date, Total Monthly Rent, How rent is split, Security Deposit Split, Utilities and Shared Costs and Notice Before Moving Out. Each person's share and House rules are optional and can be left blank. Everything starts with example text, so replace it with your own and check the preview as you type.
What sections does the roommate agreement include?
It is laid out with these sections: Rent, Security Deposit, Utilities and Shared Costs, House Rules, Moving Out and Disputes. You can add more of your own in the Extra sections box.
Can I add my own clauses or notes to the roommate agreement?
Yes. Use the Extra sections box in the form to add a heading and your own text. It is placed before the signature lines and appears in the PDF, PNG and printed copy. Empty sections are ignored.
Can I change how the roommate agreement looks?
Yes. Under Customize design you can change the font, text color, accent color, heading style and header alignment. Page setup lets you choose A4, US Letter or A5, portrait or landscape, and margins. Longer documents continue onto a new page automatically.
Can I sign the roommate agreement on screen?
Yes. Open Sign this document, draw, type or upload your signature, then drag it onto the signature line and resize it. If someone else also has to sign, download the PDF and they can add their signature with the Sign PDF tool.
Is the roommate agreement generator legal advice?
No. The Roommate Agreement Generator produces a general document from the details you enter. Laws differ by state, province and country, so check the rules that apply to you and have a qualified professional review anything important before you rely on it.
