Is a violation notice the same as an eviction notice?
No. A violation notice warns the tenant and asks them to fix the problem. An eviction notice formally starts the process of ending the tenancy.
How long should I give the tenant to fix it?
Use the period in your lease or local law. A shorter period may be fine for safety problems, but longer for minor issues.
What details do I need to fill in for the lease violation notice?
The form asks for Landlord, Landlord Contact, Date, Tenant, Property Address, Violation (what happened) and Days to Fix. Lease section violated, Prior warnings and What happens next are optional and can be left blank. Everything starts with example text, so replace it with your own and check the preview as you type.
Can I add my own clauses or notes to the lease violation notice?
