Virginia Rent Increase Notice
How much notice Virginia requires before a landlord raises the rent, taken from official sources, with a free rent increase letter generator.
Quick answer
Virginia: 60 days before term end, larger landlords. Handbook 55.1-1204(K) requires landlords with more than four units to give 60 days notice of rent increases before the end of a term, but it excludes month-to-month tenancies.
What Virginia law says
- 55.1-1204(K) (until July 1, 2027): landlord owning more than four units must give increase notice at least 60 days before the end of the term.
- That subsection does not apply to a periodic tenancy created under 55.1-1253(C).
- From July 1, 2027 the notice period becomes 90 days.
- The handbook text we read contains no rent cap.

- Check how many units you own.
- For a term lease, give written notice 60 days before the term ends.
- Confirm month-to-month notice in 55.1-1253.
- Put the new rent in writing.
What to put in the notice
- The tenants' names and the rental address
- The current rent and the new rent
- The date the new rent starts, after the required notice period
- The date of the notice and how it was delivered
- Your name and signature
Things to watch
- The text we read does not give a month-to-month rent increase notice period; check 55.1-1253 or a local attorney.
- The handbook excerpt was truncated; check the full handbook.
- Cities and counties can add their own rules, including rent control and extra notice requirements. Check your local rules too.
